1. minimum 5% cash, and 5% cpf, if u have more cpf money u can reduce yr loan amount but cannot replace the 5% cash. if u have less cpf (less than 5%) than u have to top up in cash. take note that still have stamp duty and legal fee to cover.( will be approx. 2.5% of the selling price , legal fee around 2.5k)
2. the bank will consider both yr income , but in this case u cannot use yr cpf account to services[pay] the loan. only when u are married than u are allow to use yr cpf to services the loan.
3. 40% of the household income [收入是指一年内所有包括basic salary,cpf, bonus, allowance的总和], every 1k income , u can loan up to 100k for 30 year loan(approx.)
4. it depend on the market. now it looking upward. if u want to buy hdb, u MUST get married, 3 month after the legal completion of the transaction.
5. excutive condo will be the same as pte condo.
