还有问题,就是在什么情况下签了otp,before 1st appt 屋主可以反悔不卖房?非常感谢了!!

在正常的情况下,全部都不可以反悔,除了hdb不要给approval才可以取消,通常hdb都会给approval除了mop不符,paperwork不齐等等

看来楼主的中介很不负责。这些问题都是中介该解释的。为什么还来这里?是信不过中介/?还是他不给你解释?

估价很可能走高的

只要屋主签了OTP,管他估价升多少,他照样得这个价卖给你。快的话,first appointment 可能40天内就办,那就不需要估价,即便需要估价,临近first appointment 再做

另外一个重要的节点就是exercise option。交易程序越到后面就越保险。他敢不卖给你,告倒他ma都不认得

你要确保银行给你贷款,其他问题不大。

题外话:一般来说,千万不要在冷静期重做估价,因为一旦屋主在冷静期反悔,他是可以不卖的。(冷静期主要是保护卖家的)

哎呀,这么说吧

屋主当然可以在任何时候反悔

如果这样,你只能做的就是告他,而签了otp,而且你没有过失,基本你就可以让法庭强行执行合同的协议(以原价买卖),如果exercise otp那就更稳了

屋主和中介也知道这一点,所以他们不敢随便违约的。

你不要到时候让屋主威胁一下blabla,你就傻乎乎得桌底交易多给他一万几千,(那让我们这些免费给你出主意的坛友情何以堪啊)那是在天朝,这里?看法律

当然,一切要低调

Step 6a : Exercising the Option to Purchase (if buyers wish to proceed with purchase)

If you wish to buy the flat, you have to exercise the Option within the Option Period. To exercise the Option, you have to:
  • Sign the "Acceptance" section in the OTP form (at the bottom half of Page 8)
  • Pay the sellers a deposit amount not exceeding $5,000 which includes the Option Fee
  • Deliver the signed Option to Purchase to the sellers within the Option period

If you are intending to take a loan from HDB or a bank to buy the resale flat, you must have the following before exercising the Option
  • For HDB Loan : A valid HDB Loan Eligibility Letter (HLE)
  • For Bank Loan : A valid Letter of Offer from the bank

This means that the date of issue of the HLE or the Letter of Offer must be before the Date of Acceptance of the Option. This is to inculcate financial planning and prudence amongst flat buyers.

Thanks for the information.
Does that " A valid Letter of Offer from the bank" mean we have signed? Without signing, lof is not valid?

"the date of issue of the HLE or the Letter of Offer" ??
Dose "issue date" mean the date we signed ?

恩,这样的话,valid是指要签的
