My 5 cents: :P

1. For own occupiers, a percentage of them will be rejected at the door, since the downpayment is increased to 40% now.

2. No doubt the super rich investors will not be constrained so much as own occupiers. But the leverage dropped from 3.3 to 2.5, ROI decreases 25%. Any business men will be well aware of this. And risk, is increased to an unkown figure.

3. Market price is always determined by multiple driving forces. As the cooling effects accumulates, more want to sell and fewer will buy at this particular point of time. The supply/demand dynamic changes. The scale now leans to buyer side.

True, the oringal purpose of the government may be targeting the flippers. However, the effects will likely propogate to the whole private market.

1。新政对卖家没影响,但是买家还是受首付变化影响(有房贷的话)

2。而且买家以后很可能也要卖,他们是受限制的,这么讲的话,现在又不便宜,为什么要在这个时候买呢?

会逐渐变成买方市场

我的意思是,新政对卖家有间接影响。金钱上面没有影响。可是,买家少了,卖家的房子不好卖了。市场淡静了。

这部分人会是那些人呢?PR买不到理想位置的人而已吧。受限制不能买的还是不能买。以前不是有政策有房产再买hdb的人,必须要先处理hdb吗

初步估算,新政对公寓影响比较大,但是真实的住房需求方面,如果他们受限于或者不要买condo的话,就可能到组屋市场,潜在的跷跷板效应  详情 回复 发表于 14-1-2011 13:40

why no impact to seller? isnt it they need to pay 16% -4% stamp duty depends on how long they own the property?

今天以后买的房以后要卖才受此政策影响。以前的按旧政策。

Well, I wonder too.

As I see, no one hates being rich (high ROI), let alone using cheap money as good as almost free.

No doubt, these RICH guys may buy their houses by cash for their own residence. Other investments in property? Really not sure.

The media always tends to report the eyeball-catching news. Whether this Sentosa Cove buyers reflects the major crowd of oversea buyers, we don't know and I don't think the press cares.

Last but not least, excuse my questioning for the ethics practice standards of the media workers nowadays. :o
