the house is not an investment but a need. It becomes an investment only because you could NOT afford it however you could borrow the money from the bank. The quantum has been magnified 5-10 times. So if it gain just 5% you would see the difference.

BTW, the time in 2005 or post SARS was the rare opportunity to the market. And I think the situation was much different to now.

My 4-room HDB flat was about 280k at that moment, while the condo next to my flat, Parc Vista (Lakeside MRT) was about 420k (3-bedroom, and it was 15 years newer than HDB). I didn't buy it because of many reasons.

I knew someone, bought the 2-bedroom the same condo, while keeping his HDB. Later, bought a bungalow at 1m, in 2004-2005. The market was going down still, so he was worried and sold condo with probably negative profit. If he had kept all of them, I think he would gain about 1m by now but no one could foresee that.

In 2005, if I were to buy it, I might sale my HDB flat as I thought I could not afford it, it was expensive to me.

But, now, situation changed. I am able to buy much more expensive one while still keeping the HDB. So, many should have become much richer than in 2005, similars cases to the countries, like Singapore, Indonesia (no need to mention China, India).

As a result, that time may not come back any more. It was a special case, Asia financial crisis, IT bubble burst, SARS in a row, and people were not rich.

Market goes up and down. The risk would be if you are not fundamentally strong enough but borrow too much in the wrong time.

实力雄厚的也可能玩完,因为实力雄厚的,比如一个亿,他更有可能借贷10个亿,一旦危机来了,就等着完蛋吧。这些人在上次金融危机中太多了。

牛车水那里的几个楼,70-80年代的时候那个地产商可风光了,可是,破产了两次了吧。

李嘉诚就是特稳健的。所以,大胆的人要注意稳健,稳健的人要适时冒险

那时候也不是因为没钱,而是,对负债的态度。而且,当时觉得HDB挺好的,小孩又不肯换学校,就呆着吧。

07的时候涨上去了,就没买了,买了个车,嘿嘿:dizzy:。后来车子跌,跌到后来,猛涨

good版 所言不虚,关键是能够判断正确,而发现判断错误时,纠正也要果断。和股市中的搏杀一个道理啊。
