<strong><u><font size="2">ELIGIBILITY CRITERIA</font></u></strong>
<div><br/><font face="Times New Roman" size="2">To be eligible for the scheme, the main applicants must be either <b><u>Permanent Residents</u></b> or <b><u>Employment Pass </u></b>holders and <b>must be above 21 years old</b> (no Singaporeans allowed). <b><u>Basic salary must be $2500 and above</u></b>. For applications with immediate family members such as siblings, spouse or parents, the siblings/spouse/parents must be holding a student pass*/dependent pass/long term social visit pass or valid work passes. *<b>For student pass holders, only those studying in NUS/NTU/INSEAD or the Polytechnics are eligible. </b></font><br/><br/><font face="Times New Roman" size="2"><b>For applications with Non family members, the co-tenants can be EP or PRs or student pass holders from the abovementioned institutions.</b></font>
<br/><br/><font face="Times New Roman" size="2"><b>[For PRs, you must not own any Properties in Singapore. If you are in the process of selling your flat, you must be able to show us proof of sale of flat.]</b></font>
<br/><br/><font face="Times New Roman" color="#800000" size="2"><b>--- If you are applying for the flat alone, you will only be allowed to take up a 3-room flat . <br/><br/><font face="Times New Roman" size="2"><b><u>ABOUT THE FLAT</u></b></font>
<br/><font face="Times New Roman" size="2">Our flats are HDB flats. HDB flats are public housing. About 80% of Singaporeans are staying in HDB flats. These flats are located all over Singapore. There are 4 types to choose from - 3-room flat (which has 2 bedrooms), 4-room flats (which has 3 bedrooms & a living room), 5-room flats (3 bedrooms, a dining area and a living room) and Executive flat (3 bedrooms, a study room,and a living room ). </font><br/><br/><font face="Times New Roman" size="2">For West Zone, we only have 3-room , 4-room and 5-room flats. All these flats are owned by JTC Corporation and rented out to foreigners who meet our eligibility under the Scheme for Housing of Foreign Talents (SHiFT).</font>
<br/><font face="Times New Roman" size="2"> </font>
<br/><font face="Times New Roman" color="#0000ff" size="2"><b><u>Our flats are rented out unfurnished, ie, no furniture, no beds, no cabinets, no water heaters, no air-conditioners, etc</u>. Only the kitchen sink, the taps/shower heads are available in the flat. No lighting fittings - we only provide upto the holder and tenant have to install their own light fittings. (However, sometimes, there may be some lightings left behind by the previous owner/tenants. You can continue to use them or remove it and provide your own). Tenants have to furnish their own flats.</b> You will also have to apply for your own water and electricity supply and Telephone line. </font>
<br/><br/><font face="Times New Roman" size="2"><b>We allow the installation of Air-conditioners/Water heaters. It has to be installed by a Licensed Contractor. For such installations, prior written approval has to be obtained from us and the relevant authority first. For air-conditioners, only Casement & Split-units are allowed. <br/><br/><font face="Times New Roman" size="2"><b>For New Furniture </b></font><br/><font face="Times New Roman" size="2">You can visit furniture stores such as IKEA, Harvey Norman, Courts or even those little furniture shops located in some neighbourhood estates (there are a couple of such shops located at Blk 253 Jurong East St 24 Neighbourhood Centre) . There are also 2 hypermarts GIANT & CARREFOUR which you can visit to shop for everything, from grocery, furniture, electrical goods to household items. </font><br/><br/><font face="Times New Roman" size="2"><b>For</b>
<b>Electrical Goods</b></font>
<br/><font face="Times New Roman" size="2">You can visit stores such as Harvey Norman, Best Denki, Courts and as mentioned previously the 2 hypermarts. You can also buy them at neighbourhood electrical shops located at Neighbourhood Centres or Town Centres. </font>
<br/><br/><font face="Times New Roman" size="2"><b>For 2nd hand furniture</b></font><font face="Times New Roman" size="2">,</font><font face="Times New Roman" size="2">

<br/><br/><font face="Times New Roman" size="2"><b><u>RENTAL</u></b></font>
<br/><font face="Times New Roman" size="2">The rental for a 3-room flat(2 bedrooms) range from $807 to $927 per month (inclusive of service and conservancy charges levied by the Town Council). <b><i>*</i></b><i>[<b>The rental varies from location to location</b></i><i>]</i>. The stamp fee range from $80 to $92. The admin. charge is $84.</font>
<br/><br/><font face="Times New Roman" size="2"><b><i>* Service and conservancy charge is a monthly payment paid together wth the rental.</i></b></font>
<br/><br/><font face="Times New Roman" size="2">Tenancy period is for 2 years.</font>
<br/><br/><font face="Times New Roman" size="2"><b><u>Termination of Tenancy</u></b></font>
<br/><font face="Times New Roman" size="2">To terminate the tenancy, you need to give a <u>one calendar month</u>'s notice for termination. For example, if you are currently a tenant and would like to leave by end February 06, your termination notice must reach us by end January. The one calendar month's notice period will take effect in February, from 1st to 28th February 06. The last day of stay will be 28th Feb 06. The rental will have to be paid upto the last day. As for the deposit, it will be refunded in full back to you via your GIRO bank account if during the flat handing over inspection, there are no reinstatement works needed. If there are reinstatement works needed, the cost will be deducted from the deposit and only the balance will be refunded back to your account.</font>

<br/><br/><font face="Times New Roman" color="#0000ff" size="2"><b><u>Viewing of Flat</u></b></font>
<br/><font face="Times New Roman" color="#0000ff" size="2"><b>For viewing of flat</b>, there is a viewing fee charge of <b>$50</b> per flat per viewing. Prior appointment will have to be made first before the viewing. Arrangements will be made for an officer to collect the keys to the flat and meet you at the flat for the viewing. Please note that not all flats can be viewed as some of the flats may be under renovation or are still tenanted (tenants serving termination notice period). For viewing of flat, you can contact Ms Sadda at during office hours. (<b>NOTE : Viewing is conducted only during office hours</b>).</font>
<br/><br/><font face="Times New Roman" size="2">If you meet our eligibility criteria and comply with all our requirements, we will process your application when you visit our office for flat selection. If you are applying with family or other friends, please note that <u>all the persons in the application must come to our office during the processing of application</u>. </font><br/><br/><font face="Times New Roman" size="2"><b><u>Inclusion of Co-tenants</u></b></font>
<br/><font face="Times New Roman" size="2"><b><i>You can include other co-tenants later after the tenancy has started or during key collection, however, the persons must meet our eligibility criteria and the total number of persons in the flat must not exceed the maximum allowed (for clarifications, you may contact Ms Carmen at /6).</i></b></font>
<br/><br/><font face="Times New Roman" size="2"><b>Upon selection of flat, we will process your application immediately</b>. Payment will also have to be made for the flat during application. You will move into the flat about 30days later.( <b>The number of days wait can be shorter depending on the tenancy start date of your flat</b>). The keys to the flats will only be given to you 3 days before tenancy start date.</font>

<br/><font face="Times New Roman" size="2">2. Passes (Such as, for PRs - entry/re-entry permit & NRIC, employment pass, long term social visit passes, dependent pass.)</font>
<br/><font face="Times New Roman" size="2">3. Passport size photographs (2 copies of everyone in the application)</font>
<br/><font face="Times New Roman" size="2">4. Marriage certificate, birth certificate of children, birth certificate of siblings. (if applicable)</font>
<br/><font face="Times New Roman" size="2">5. Letters from company/institution. (For company : pls state in the letter, your designation, salary and date of commencement with the company. For institution : pls state in the letter, the course title and allowance (if any). (Please note that these letters must be recently issued - within the month).</font>
<br/><br/><font face="Times New Roman" size="2">After the processing of the application, you are required to make payment for the flat. For the first payment, we only accept a Bank Cashier's Order or ATM card (NETS payment). (Please also bring along your bank book for GIRO application). <b>The first payment includes the advance rental (<i>either 1 month or one and a half month's rental, this is dependent on whether the tenancy commence on the 1st or the 16th of the month</i>), the deposit (<i>equal to one month's rental</i>), the stamp fees and the administrative charges.</b></font>
