<P>我买的是碧山公园附近24X号,12楼点式结构,也就是所谓point block,4A 114平方,房龄13年,估价302k,买价310k,房型环境都不错,缺点是离MRT远,不是电梯层。</P>
<P>说实话,碧山的位置、交通和周边设施(有莱佛士书院、公教中学等名校)都不错,但想找到好的房型不容易,很多block建成口字形,corridor房间通风和光照都不太好,corner的房子虽然面积大,但过于狭长。至于朝向,正南正北的似乎没有,多数是朝东南或西南的。</P>
<P>MRT西边2XX号我看了许多,东边看过很少,不是很熟,那边有些block刚翻新完电梯,如果要买需要先确认翻新费谁付。</P>
<P>至于价钱,标准4A(104sqm)通常在270k-300k,五房通常要350k以上。要注意的是,很多买碧山二手房的人有一定的经济基础,所以挑剔一些。硬条件(如位置,楼层,通风,光照等)比较好的房子,通常比估价高出不少,反之,价格卖的很低也乏人问津。所以如果低价买了硬件差的房子,以后脱手不太容易。</P>
