额。。。需要审核。。。不懂是哪儿犯规了
里面有一段蓝色字的,是后来加上的另外的说明,因为一开始我们交了2300,但是一月房租是1600,所以下一个月只需要再交900。再再下个月就要交总共的租金1600. 看着挺啰嗦的,但是是套用了之前的写的。
其实这样的协议我觉得也没什么法律效应。。。

- The Landlord agrees to let and the Tenant agrees to take two rooms(includes the Master Room and the Common room not besides corridor) of that property known 房子的地址(hereinafter called “the said premises”) together with the furniture, fixtures and fittings therein belonging to the Landlord TO HOLD unto the Tenant from to for a term of , at the rent of DOLLARS租金 per month.
Since the Tenant has paid a depositof Singapore Dollars Two Thousand ThreeHundred(S$2300) on 3rd of June 2012, the next payment ofSingapore Dollars One Thousand SixHundred(S$1600) will be made during Feb 2013 should be deduct the extradeposit which is Singapore Dollars SevenHundred(S$700). In this case, the next payment will be made on 3rdFeb 2013 should be Singapore Dollars NineHundred(S$900). The subsequent payment of Dollars One Thousand Six Hundred(S$1600) is payablemonthly in advance without deduction whatsoever before the 3rd dayof each month to the Landlord by cash.
- To pay the said rent at the times and in the manner aforesaid.
- The deposit of Singapore Dollars One Thousand Six Hundred(S$1600) being equals to One(1) months’ rent as security for the due performance and observance by the Tenant of all covenants, conditions and stipulations on the part of the Tenant herein contained, failing which the Tenant shall forfeit to the Landlord the said deposit or such part thereof as may be necessary to remedy any such default. PROVIDED ALWAYS that if the Tenant shall duly perform the said covenants, conditions and stipulations as aforesaid, up to and including the date of expiration of the term herby created, the Landlord shall repay the said deposit within fourteen (14) days from the date of such expiration without any interest.
- To replace electric light bulbs, tubes and other expendable items at its own expense up to Dollars One Hundred Fifty (S$150.00) per item. Such expenditure in excess of Dollars One Hundred Fifty (S$150.00) shall be borne by the Landlord.
- Since the Tenant has paid and total Dollars Four Hundred (S$400) service contract with a qualified air-conditioning contractor selected by Landlord to service and main the air-conditioning units. No more service fee should be pay until 3rd June 2013. All repairs shall be borne by the Landlord.
- The Tenant will pay the monthly SP service fee.
