Q: I have used CPF to buy a property and the housing loan is still outstanding on this first property. How can I use my CPF to buy a second or subsequent property?
A:
You may use the excess savings in your Ordinary Account to pay for the second or subsequent property after you have:
(i) set aside half of the prevailing Minimum Sum in your Ordinary and Special Accounts, and
(ii) paid the following in cash:
(a) the first 10% of the valuation limit (VL)* and
(b) cash over valuation (COV)^, if any.
* VL is the lower of property price or property value at the time of purchase.
^ COV is the difference between the property price and property value.
Example: If you are buying a property at above property value
(a) Property Price = $500,000
(b) Property Value = $490,000
(c) Valuation Limit (VL) = $490,000
(d) Cash Over Valuation (COV)
(a) – (b)
= $10,000
(e) Required cash down payment
(10% of VL)
= $49,000
(f) Maximum Bank Loan = 60% of VL
= $294,000
In this case, you have to pay cash of $59,000. The balance of $441,000 can be financed with a housing loan and your CPF Ordinary Account savings.
Q: I am a first time home buyer. How can my CPF savings be used towards the purchase of a private property?
A:
You may use your Ordinary Account savings to pay for the property after you have paid the following in cash:
(a) the first 5% of the valuation limit (VL)* and
(b) cash over valuation (COV)^, if any.
* VL is the lower of property price or property value at the time of purchase.
^ COV is the difference between the property price and property value.
Example: If you are buying a property at above property value
(a) Property Price = $500,000
(b) Property Value = $490,000
(c) Valuation Limit (VL) = $490,000
(d) Cash Over Valuation (COV)
(a) – (b)
= $10,000
(e) Required cash down payment
(5% of VL)
= $24,500
(f) Maximum Bank Loan = 80% of VL
= $392,000
In this case, you have to pay cash of $34,500. The balance of $465,500 can be financed with a housing loan and your CPF Ordinary Account savings.
看了这个头也大了,我现在的组屋已经还清贷款,办完了最后的手续了。买了也快6年了。
想保留组屋出租,再买公寓自住,是不是说我最多只能贷款60%?而且CPF里面还要先满足留出69500(half of the prevailing Minimum Sum in your Ordinary and Special Accounts)才能使用OA里多出的CPF还银行贷款?
