National Development Minister Khaw Boon Wan on Monday urged Singaporeans not to unfairly blame permanent residents (PRs) for pushing up Housing Board resale flat prices, revealing the buyers that bid up cash premium for flats are actually the local private property owners.
Mr Khaw was responding to a question by Member of Parliament for Choa Chu Kang GRC, Mr Zaqy Mohamad, who asked if the Housing Board will consider limiting the sale of resale three-room and smaller flats to only lower-income Singaporeans.
Mr Zaqy added that there is a 'common perception' that PRs have an influence on resale flat prices and on the high cash premiums paid to the seller above a flat's valuation, known as cash-over-valuation (COV) in the current market.
Housing Board prices have reached record highs in recent years, fuelling unhappiness amongst home buyers who have been priced out of the market. Median COV paid for three-room flats across the island in the third quarter ranged from $27,900 to $34,000. |

以前私宅屋主可买转售组屋
一直以来组屋屋主住满5年后都可买私宅

不是去年就改了么,可是去年cov还是很高啊?怎么也是先买组屋再买私宅吧。谢谢

貌似是只要是那个政策出台之前买的房子 就不受那个规定限制 所以现在大量的老hdb owner还是可以保留组屋

我也觉得奇怪,难道那些人卖了私宅去买组屋了。不过我倒是听说过有把排屋卖了几百万然后住回组屋的。
如果说PR没影响COV的话,他应该给个数据比较,PR可以买的组屋和只有公民可以买的组屋的COV中间值。 |

新加坡卖私宅买组屋的多去了...
若不信,想想近几季前景看淡,组屋升幅为神马会突然高出私宅许多... |

老许这种说法反而使坡民更反感外国人,因为他说的不清不楚(或者是记者)。应该给些数据
三房可能,pr一般会买大一点的。三房本身相对少,少量私宅拥有者买就能推高
另外,看空市场的本地人大换小,反而弄巧成拙,这是议员提出的情况,部长一口回绝了 |

大多数高COV都是PR贡献给公民的!有什么好抱怨的,如果连PR都出不起高COV了,公民想赚钱卖给谁啊??????得利的人还要抱怨!部长说,请买过一次BTO的,得过利的公民买第二次的时候想清楚算清楚,不要付不起钱又想回来2手市场!
本地人有好多渠道买BTO,我房子的前屋主20几万买的,40几万卖给我,自己和女儿联名又申请了3房组屋,又抽到了!请公民给PR一条生路吧!不然PR全部出来借房子,公民又要抱怨把租金推高了!知足吧! |
