I have been looking for a HDB flat in JW area for more than a week so far, and while i began my search with determination to land on one in JW initially, i decided to give up my plan. Why?
1: Like many Chinese, i was attracted by the convenience of Jurong point. However, it only took several days for me to realize that there are simply too many people there. It was so packed during weekend that i could hardly find a seat in Mcdonald. Some singaporean friends had warned me that it was a densly populated area, with large groups of people from Bangladash, India, Malaysia.etc. Turns out that it is true. Not to say that there are something wrong with people from these areas, but it is simply too crowded everywhere, especailly in JP!
2: Air quality. I smelled sth sour all the time. While i asked my agent ,she said it was from a chocolate factory. I thought i would be fine with this. After all it was nothing dangerous. However, i had this nose allergy problem and everytime i went there, i felt uncomfortable and i went back from JW to Clementi, i feel much better with my nose.
3: The noise. I was told that residents there may suffer from the noise of airplanes. To be honest, i did not hear anything during my HDB flat hunting. But it is after all a problem that i may need to face eventually.
4: Price. In fact this is the most critical concern that led to my decision of giving up the plan. Before i stared the hunt, i was under the impression that JW is a affordable place to live due to its location and various disadvantages. However this is no longer the case. Anybody who have hunted for one in JW these days may experience ridiculous COV request. Most of the 4 rm flats are valuad at 330k, and normally COV starts from at least 20k, some even asks for 50k. The valuation hike that the government implemented for the purposes of stablizing prices have turned out to push up resale prices.
Anyway, i think the market went a bit over board at the moment. I decided to wait for a better and calmer time to enter it. After all , the worst senario that i may fall into is to pay my rent for another year -which is still less than 15k cash that now seems to be a minimum amout owners ask there. |
